Well in my opinion I like number one better. The tones and not as stark of contrast are more appealing to me. As far as the focal point goes, i think if the building had more features like windows or an interesting door that would fix it. Right now I think the fencing that's leaning up against it is adding to the building, but not as strong as it could be. I'm by far not a professional, but that's what I see. Don't know if that helps at all.
I really like the color version, the black and white I am not too fund of the white spot on the right
when the last tree has died the last river has been poisoned and the last fish has been caught, only then the human race will realized that money can't be eaten.
I also like the colour version best. The only thing I would suggest is perhaps to crop the top of the shot down to the green spikey leaves (right) at roof level, and then crop the same amount from the left side. This would give more importance to the interesting building and make the photo more interesting for me.
Another vote for the colour version. I also agree with Doug's crop suggestion.
